Quarterly report and spreadsheet · November 2026 edition

The Australian data centre pipeline, project by project

A quarterly report for people who track data centre projects for work, with the spreadsheet on the data plan: 162 sourced projects across Australia, the NSW planning register's stage history, how long approvals take, and the applications nearest a decision. Every project links to its source.

  • 162 projects, every state and territory
  • 40 NSW State significant applications
  • Data as at 27 October 2026

Who it's for

  • Developers and operators watching competitors' approvals and sites.
  • Suppliers and contractors planning sales: electrical, cooling, generators, civil and fit-out.
  • Planning, environmental and engineering consultancies following new applications.
  • Electricity networks and water utilities planning for new load.
  • Councils with data centre applications in or near their area.

It's probably not for you if you need engineering detail on a single site, or investment advice. It's a sourced overview of the public record.

Free on the tracker, or in the report

The tracker is free and stays free: look up any project and check its source. The report is the whole picture in one place, ready to use at work.

How it's made

  • Primary sources first. Projects come from RegularsAI's tracker, built by hand from planning registers, operator announcements and reputable reporting.
  • Every project links to its source and shows the date it was last checked.
  • Every record is graded. SOLID means a primary source confirms it (122 of the 162). REPORTED means it rests on a credible secondary source (40).
  • The NSW register, recorded over time. We check the NSW Major Projects register's data centre list daily, capture each project page weekly, keep a dated copy of every capture and compare them. The portal shows each application's current stage; we keep the dated history of how it got there.
  • Capacity as the source states it. IT load, total power consumption and grid connection measure different things, so figures are banded and never added together.
  • Only what we can republish. Records whose only source is a database we don't republish are left out until they're re-sourced (16 in the November 2026 edition).

What it doesn't do

  • It isn't every data centre in Australia. 16 records we know about are held back until we can source them properly. Smaller data centres go through councils and regional panels and aren't on the NSW State significant register. Projects nobody has announced can't be in it.
  • The register history is new. Capture began on 8 October 2026, so the November 2026 edition records 9 register stage changes and 3 new listings. It grows every week.
  • Official stage history is NSW only, for now. Other states come from planning decisions, operator announcements and reporting, not a captured register.
  • Records age. 105 of the 162 records were last checked on 21 October 2026; the rest between 24 July 2026 and 27 October 2026. Each row shows its check date.
  • Capacity is patchy. 67 of the 162 projects state no megawatt figure, and the figures that are stated measure different things.
  • It's general information, not advice. Not financial, legal, planning or investment advice. Check the source before relying on a figure.

Questions

Isn't the map free?

Yes, and it stays free on this site: look up any project, its source and its NSW stage, and the last 30 days of register changes. The report adds the whole picture in one place: every dated register change, approval times stage by stage, the decisions to watch, the analysis by state, capacity and operator, and the spreadsheet. Side by side.

How current is it?

Each edition states its data date: the November 2026 edition is as at 27 October 2026. Every record shows when it was last checked. The NSW register is checked daily and captured weekly.

When do editions come out?

Quarterly. February, May, August and November. An annual plan bought now starts with the November 2026 edition and includes the next three.

What do I receive?

A printable report (PDF) by email within one business day of payment. On Report + data, a spreadsheet with one row per project as well.

Can I share it with colleagues?

Yes, anyone in your organisation may read it. Every plan is licensed to the buying organisation, and each copy carries its name and a licence number. Please don't republish or resell the report or the spreadsheet.

Which plan do I need?

If you read the report, Report or Report, annual. If you'll load the projects into your own tools (a CRM, GIS or a forecasting model), Report + data. Every plan covers your whole organisation. Not sure? Email us and we'll tell you honestly.

Why isn't a project I know about in it?

It may be held back until we can source it properly, it may be a smaller project that went through a council rather than the State register, or we may have missed it. Email us the project and a source and we'll check it for the next edition.

What if a figure is wrong?

Email us with the project and the source. We check it, and corrections go into the next edition.

Does it include personal information?

No. It covers projects and the organisations behind them, from public sources, and contains no personal contact details.

Is this advice?

No. It's general information with sources, not financial, legal, planning or investment advice. Check the source before relying on a figure.

Can I get a refund?

If the report isn't useful, email us within 14 days of purchase for a full refund. Your rights under the Australian Consumer Law also apply.
